Four main factors determine how fast a home sells.

Location - You've surely heard that real estate comes down to location, location, location. It really does.
Condition - Homes that are well designed and well maintained consistently sell faster than those that fall short in either respect. If you've been putting off any maintenance, now is the time to address it.
Price - Your home competes against every other home on the market, so it needs to be priced to stand out against properties of similar location and condition.
Exposure - As the old saying goes, "Doing business without advertising is like winking at a girl in the dark." We have invested heavily to give our sellers unmatched exposure — our website records more than 3,000,000 page views annually.
Many sellers are surprised to discover that average time on market here is counted in months, not the days typical of the US and Canada. Since 2007, the average has swung from about 6 months during boom periods to more than 24 months in slow stretches.

Naturally, some properties go under contract within days or a few weeks of listing — usually thanks to location, condition, a compelling price, or all three combined.

Inventory levels matter too. When inventory is high, your home is up against many similar options. When it's low, yours may be one of only a handful in its price range or area, and it will move faster.

For context: the lowest inventory we've tracked since 2007 came in late 2017, with just 175 active listings — roughly 6 months of supply. The peak was 1,350 listings in mid-2024, which, measured against the pace of actual sales, amounted to 42 months of inventory. In other words, at that sales rate and with no new listings added, clearing all of that stock would take 42 months.
