Deciding whether to add your spouse, partner, or children to the deed is a personal decision, usually guided by your broader financial planning.

That said, as a general rule, the more people on the deed who hold Mexican residency, the more tax exemptions you can stack. And if your sale price exceeds the exemption threshold, having more names on the deed translates into a smaller capital gains bill when you sell.

Unless there's a compelling reason not to, we usually suggest adding your spouse or partner as a co-owner — and in some cases, your children.

One caution, though: think twice before naming minor children on the deed. Selling a property partly owned by a minor requires a judge's authorization, which is seldom granted.
